Property description

The price is 178 EUR,000 but you'll need to add roughly 20,000 for agents and closing costs. I'm a long-term investor, not a speculator. My goal is to buy something which will provide a steady, reliable renters or lease income and sale revenue in the long term. I appreciate properties with unique features and items that add immediate or long-term value. Considering this property (price filter 150000 EUR to 250000 EUR), I'm impressed by its individual features. Here's a summary from a business and lifestyle perspective: - **From a Business perspective**: The property sits in a secluded, tranquil setting, hidden by mature trees and a picturesque stream running through it. Being at the higher end of price range, the huge gap in price between this and the others under consideration indicates the rarity of such unique combinations of location and features. The largest 3 bed house in town with latest finishes at least 90m2; average is around 50m2... I assume no structural or other renovation needed - huge potential to add more value through Airbnb etc. Contemporary well maintained garages, ample storage space... Provision for additional staff or equipment for my eventual small holding team. Lastly, flat land with multiple possibilities - agro tourism, recreational proposition, or simply adding more living space or farm buildings etc... - **From a Lifestyle perspective**: Everything you could ask for in a rural home, plenty of well maintained mature trees and a babbling brook create a perfect environment for relaxation. The location is very peaceful and serene. Perfect place to escape chocking urban life, close enough to nearby scenic towns with shopping, medical and other facilities. The possibilities are endless: farm the land, raise livestock, enjoy outdoor activities like fishing or hunting, the property can provide a self-sufficient lifestyle. Assuming the last piece of land to be unrestricted (no restrictive covenants), the overall rating is 8.4 /10 (98.3). I took a point off because it does have some specific features/ orientation restrictions in line with its status as a listed building. I am considering long-term returns, so though there's some inconvenience to satisfy specific covenants, I could potentially enhance other areas of the property and / or interested tenants/ buyers will also appreciate uniqueness which makes it more marketable.... Overall it is a strong candidate for my wish list. It is already year round habitable and very easily can be turned into work space due to enough storage, suitable for guests, staff, farms, etc.,.... Also the flow through through the building and natural heating by stone is brilliant.... for a property like this market performance of its direct comparables market performers are very stable or increasing.... there isn't any risk of obsolescence due to overbuilding just to mention the parking for parking parking has good proportion to land planned ratio is good unheard of in this price range in uk... Land has vast potential for agro/self-sufficiency. This location will be appealing to two types of clients: People who want a relaxed lifestyle in nature, and people who want to use land for their interest. With few tweaks it could be turned into 2 homesites each a generous sized garden house. Considering the growing interest in eco living and tourism it doesn't need to remain as a civilian dwelling if I chose. I am satisfied with the chances this property offers for realizes both goal Rentals or sale. The unique property feature would also impact mortgage costs positively... The well maintained storage rooms, very tasteful kitchen and wonderful fireplace gives me a real cozy direct family residence feeling.... Additionally, Due to its size and layout it is very versatile in terms of meeting a variety of lifestyle needs. For example it could also serve as vacation home Rentals for tourists seeking nature retreats and the large garage could be used as event/meeting space or storage.... Also Potential to split it into two units each with separate entrance, especially with tourist activity on the rise.... With some concrete or stone pergolas to shade the big glass facade it would make a perfect one-floor dependency, easy asset maintenance building or holiday home. Plus a Police station is nearby which is a big security feature which I think is not widely considered. Another key beneficial consideration is that Such a beautiful place with those original features would likely attract tenants/ buyers willing to pay a premium while the abode by its nature is already quite eco-friendly and having garage means almost endless space for living/working space. I wouldn't have any problem of selling bought it in the market today or future market as long as you maintain it properly ending up respecting nature and maintain the traditional lines. There are many people willing and ready to pay heavily for the perfect living space and such attributes are highly desirable.... The property is located in a popular tourist destination, This means there will be a continuous flow of potential renters or buyers who are looking for a luxurious place to vacation and go home to. If I decide to sell it, It will sell quickly and at a high price."
